Bothwell Exchange 

Located in the prime central business District within  Glasgow City Centre, HFD Property Group are delivering a high quality office development comprising 2 new Grade A offices extending to over 39,000 sq. m.122 Waterloo Street is a 14,400 sq. m Grade A office pre-let to Morgan Stanley. Construction is advancing on programme and is due for completion by October 2017.177 Bothwell Street is a 24,600 sq. m.  Grade A office, to be developed either on a speculative basis or pre-let. Planning Permission was approved for the increased building size on 21st February 2017.

Market Position  

Glasgow is Scotland’s largest city, has Scotland’s largest office market and the third largest regional market in the UK. Glasgow is facing an impending shortage of good quality “Grade A” accommodation – the vacancy rate is close to half its 10 year average and the pipeline of development coming to market looks unlikely to satisfy demand over the next few years.

Asset purchase of building 1, development finance for building 2 and / or equity investment as JV partner in whole development.   

The investment opportunity can be structured as a combined or two discrete lots and participation is invited as an investor / owner, debt provider or joint venture partner.  A blended return of 14.55% with capital uplift of 25% is forecast over the £152m package
